The Khoram Paper Factory Mixed-Use Development is conceived as a strategic extension of the factory’s main industrial campus, transforming a growing manufacturing district into a multi-functional environment for work, living, and collaboration. Designed as a mixed-use architecture project that integrates flexible office spaces, creative work hubs, conference facilities, and modern residential units, the development supports both professional productivity and comfortable long-term living, redefining industrial land use through human-centered spatial planning.
Rooted in the concept of paper as a dynamic and transformative medium, the design features foldable structural elements and multi-dimensional façades that express flexibility, adaptability, and continuous reinvention. Eco-conscious materials, including locally sourced traditional bricks in varied tones, introduce warmth and tactility. Inspired by Persian geometric patterns, the modular brick façade system reinterprets cultural motifs in a contemporary architectural language, promoting spatial rationalism while celebrating craftsmanship and cultural identity.
The interior architecture adopts a holistic design approach, dissolving boundaries between inside and outside to create a cohesive experience across workplace and residential spaces. Custom furniture, geometric detailing, and natural textures maintain continuity throughout the development. Large openings maximize natural light and visual connectivity, enhancing well-being and engagement with the surrounding landscape. Collaborative shared zones are balanced with private reflective spaces, supporting diverse working styles and social needs.

Overall, the Khoram Paper Factory project establishes a new benchmark for mixed-use design in industrial campuses, showcasing how adaptive development can merge workplace efficiency, residential comfort, and cultural continuity. By blending sustainable materials, modular façades, and innovative spatial planning, the project cultivates a setting that fosters creativity, well-being, and long-term economic and social growth.
